About Boise

Gunite Pool Builder in Boise

Maverick Pools builds custom gunite pools throughout Boise as pool builders in Boise with experience across the full range of neighborhoods and lot types the city offers. From the North End and the Boise Foothills to Northwest Boise, the East End, and the Bench, we design and build pools that fit the specific character of your property and the way you want to use the backyard.

Design consultations are free, and we design every pool in 3D before any engineering dollars are spent. You see a realistic rendering of the finished pool in your actual backyard before the project moves to permitting. From that point, we manage design, engineering, permits, and construction through final handover with one point of contact throughout.

Whether you are building a new pool, remodeling an existing one, or transforming the full backyard, we handle the project as one coordinated scope. See how we approach the build on our process page, or compare construction methods in our gunite vs. fiberglass comparison.

Permitting

Pool Permits in Boise

Who issues your pool permit depends on where your property sits. Homes inside Boise city limits get their residential swimming pool permit from the City of Boise Planning and Development Services Building Division, which accepts pool applications online. Homes in unincorporated Ada County (outside city limits, even with a Boise mailing address) are permitted by Ada County Development Services. Confirming the right jurisdiction for your parcel is the first step, and we do that before anything else.

For gunite and other built-in-place pools, the City of Boise requires structural calculations stamped by a licensed Idaho engineer, plus a site plan and pool plans. Some projects require Planning and Zoning approval before the building permit. This applies to homes in a historic district (Boise's historic districts include the North End, Hyde Park, Harrison Boulevard, and Warm Springs Avenue) and to hillside overlay projects that substantially change the grading. Larger excavations also need erosion and sediment control approval. Electrical work for the pool is permitted and inspected separately. The pool barrier (fence, gate, or approved cover) is checked before the pool can be used.

Maverick prepares and submits the full permit package, coordinates the licensed Idaho engineer who stamps the structural calculations, and schedules every required inspection. You do not have to track what is due or respond to city comments on your own. See our full guide on what it takes to get a permit to build a pool in Boise and our breakdown of how long pool permitting takes in Treasure Valley.

HOA

HOA Approval in Boise Neighborhoods

Many Boise subdivisions have active homeowners associations with architectural design review requirements. HOA approval and your city building permit are separate processes on separate timelines. A change request from the HOA is much easier to absorb before engineering and permit drawings are finalized than after construction has started.

We help put together the HOA design package before permits are submitted. That typically includes a scaled site plan, 3D rendering, materials selections, fencing and gate details, and a drainage note. Getting the HOA submission in early keeps the full project on track. See our complete guide to HOA approval for a pool in the Treasure Valley for a full walkthrough of what to submit and when.

Lot Conditions

Building on North End, Foothills, and Hillside Lots

Older North End lots can be tight, and parts of the North End fall inside a historic district. That means some projects require a Planning and Zoning review before the building permit application, so we confirm whether your property falls within the overlay early in the process.

Lots in the Boise Foothills and Northwest Boise are often sloped. Hillside overlay projects that substantially change the grading call for geotechnical, grading, and drainage documentation beyond the standard permit package. We handle that additional documentation as part of the project.

A sloped lot is not a disadvantage. It can open up design options that are difficult or impossible on a flat backyard: a raised spa with a spillover, tiered retaining walls, terraced decking at multiple levels, and spillways that use the grade rather than fight it. The licensed Idaho engineer designs the pool shell to the specific soil and slope conditions of your site, so the structure performs reliably for the long term.

Site Conditions

Boise Soil and Site Conditions

Soil and groundwater conditions vary across Boise, from neighborhoods near the Boise River to the foothills. Every pool we build is engineered to its specific site, which means the rebar layout, shell thickness, and drain design are determined by what is actually under your backyard, not by a standard template.

Larger excavations require erosion and sediment control approval from the city. We plan excavation, equipment access, and soil haul-off as part of the project scope so there are no surprises once the dig starts. For a full picture of how soil conditions across Ada and Canyon County affect pool engineering, see our guide on how soil conditions in Treasure Valley affect pool design.

Timing

Planning Around a Boise Winter

Fall and winter are the right time to design, engineer, and permit a Boise pool. The off-season is when the planning pipeline runs, so construction can start as soon as site conditions allow in spring. Homeowners who start in September or October are the ones who are swimming in June. Those who wait until spring find themselves starting the permitting process when construction season has already begun.

There is no commitment required at the design consultation stage, and consultations are free. See our full guide on how to plan a pool build in Boise before the ground freezes for a complete picture of the planning timeline.

Pricing

What Affects the Cost of a Pool in Boise

Every pool project is different, and cost is driven by the specifics of the lot and the design. The main factors that move the number:

  • - Pool size and shape
  • - Depth profile
  • - Attached spa and spillover design
  • - Sun shelf size and placement
  • - Water features: sheer descents, deck jets, scuppers, bubblers
  • - Interior finish: plaster, quartz aggregate, or pebble
  • - Tile and coping selections
  • - Decking material and square footage
  • - Equipment package, automation, and heating
  • - Site access for excavation
  • - Slope, soil conditions, and any additional structural requirements
  • - Outdoor kitchen, pergola, fire feature, or other backyard additions

The right way to get an accurate number for your specific yard is through a free design consultation. See our full breakdown of what a custom pool costs in the Treasure Valley for a detailed look at what drives cost, and our guide on whether a sun shelf is right for your pool.

Financing is available through Lyons Financial, subject to lender approval. See our financing page for details.

Remodels

Pool Remodels in Boise

We take on pool remodel in Boise projects for homeowners who want to restore or upgrade an existing pool. That includes new plaster, tile replacement, coping replacement, and equipment upgrades. We can also add features to an existing backyard that did not have them originally: an attached spa, a new sun shelf, water features, a resurfaced deck, or a complete outdoor kitchen and patio buildout around an existing pool shell.

If you are not sure whether a remodel or a new build makes more sense for your situation, a free consultation is the right starting point.

Full Backyard

Complete Backyard Transformations

A pool project is an opportunity to redesign the full backyard, not just add a swimming area. Maverick handles patios, outdoor kitchens, fire features, and complete backyard transformations designed together with the pool. When the full scope is coordinated by one team with one point of contact, the project comes together more efficiently and the result is more cohesive than when separate contractors work the same site. See the full range of services on our services page.
